Killington Real Estate Sales - November 2010


Sales in Killington continue to show inconsistency, dropping from 11 sales in October to 7 in November.Condo sales includeda 1BR Mountain Green, a Pico studio, a Pico 3BR/2BA, a 3BR Fall Line and a 3BR Topridge townhouse.A single-family residence and a building lot also closed this month.With more borrowers being able to procure financing,there appears to be an increase in the percentage ofproperty selling in the condominium sector.

Median sales price jumped markedly to $207,500, but with the small sample of properties, the luxuryTopridge unit likely skewed the results higher.

2010 November Pending Sales

Interest rates are up slightly, but there are still plenty of excellent values in this market. The inconsistencies in month-over-month sales, however, indicate that there is still a lack of consumer confidence in the economy, keeping most buyers on the sidelines.

Killington Real Estate Sales - October 2010


Following an unprecedently slow September, real estate sales in Killington bounced back nicely in October, with 11 full ownership sales and one interval ownership sale, up from just one full ownership sale in September. These sales included three single-family residential properties, two Mountain Green condos, one Woods condominium, one Pico condominium, two Fall Line condos and two Sunrise condos. Overall, a very well diversified assortment of second home and vacation properties traded hands in October.

Median sales price also increased, with the median sales price at an impressive $182,192.

At the community level, Kyle serves as the Chair of the Stockbridge Planning Commission, is Secretary of the Highwood Homeowners Association, is a member of the Pittsfield and Stockbridge First Response Teams, serves on the Killington Ski Patrol and participates in numerous local, state and regional charity fundraising events. In the real estate profession, Kyle serves on the boards of directors for the Vermont Association of REALTORS as a Senior Director and member of the Executive Finance Committee and on the Windsor County Board of REALTORS, where he is treasurer and past president.

It is a great honor to receive the State REALTOR of the Year Award, said Kershner as there are so many dedicated real estate professionals who evoke the REALTOR spirit, contribute to their communities and are equally worthy of this recognition. Being recognized with this award by my colleagues throughout Vermont is a deeply rewarding, yet humbling experience.

Sales remained slow again in July, with four sales including three full-ownership condos and one interval unit at the Grand Hotel. The demand for ski in/ski out property continues to drive sales, with two of the three full ownership condos at Sunrise and one at the Trailside condominiums. Here are the July full-ownership sales:

After a robust month of sales in April, May slid to six properties sold and June fell further to just three sales. Sustaining the selling trend at Pico, two of the three sales were Pico condos, the third a Fall Line condo. Here are the sales:

May sales were slightly off from April's rally, but what a month for Pico! Of6 properties sold in Killington in May,4 were at Pico and there were some outstanding deals:
