Sales in Killington slowed in September to just 9real estate transactions, comprised of7condominium sales, one land sale and one commercial transaction. The condo sales included 2 shockingly lowpriced 1BRMountain Green units, a 1BR Sunrise, a rare2BR Fall Line, another 3BR Moon Ridge townhouse, a Trail Creek 2BR + Loft and a beautiful Winterberry Townhome. The commercial transaction involved the sale of the Liquid Art real estate to the owners of the business.

Sales in Killington jumped in August with12 real estate transactions, including4 single-family homes and 8condominium sales. The home sales includeda couple of moderately priced homes and two in the $400K range.The condo sales included 2 timeshares at the Killington Grand Hotel, a 3BR Whiffletree at an amazing value, a low-price condex, a 2BR Mountain Green with spectacular mountain views, a 2BR Highridge unit with views, a 3BR Moon Ridge townhouse and a large 4BR Sunrise condo.

Killington Real Estate Sales - July 2012

Sales rebounded somewhat in July after a very slow June, with 7 real estate transactions, including 2 single-family homes, 3 condos and 2 land parcels. The home sales included one of the largest real estate transactions in recent history - a private home off the Killington Road which sold for $1.6M. The condo sales included an updated 1BR Mountain Green, a 1BR Fall Line and a 2BR Sunrise unit. Land sales were comprised of a Robinwood building lot and a 1-acre lot adjacent to the $1.6M home, as a second transaction between the same parties.

Killington Real Estate Sales - June 2012

June 2012 signified a pronounced reversal in the upward trend in sales with just 4 properties conveying, but is not atypical of the seasonal sales cycle in the winter resort market. Sales generally lag pending contracts by about 4-8 weeks with April and May, the months proximal to the end of Killington's ski season, being the quietest months of the year, with very few people in town.

The properties that conveyed included a spectacular value on a single-family home in Robinwood, a 1BR Grand Hotel quarter-share, a 2BR Pico condo and another 10-acre land parcel.

Killington Real Estate Sales - May 2012

May 2012 proved to be another strong month of sales with 11 properties conveying. The sales were comprised of a single-family home, a small two-family home, eight condominium sales, including one interval ownership unit, and a 10-acre land parcel. The home was an older 4BR chalet with a good location, which sold for $205,000. The condos ranged in price from $31,000 to $385,000, including in ascending price order, a 2BR quarter-share at the Killington Grand Hotel, a 1BR Trail Creek, 2BR Sunrise, 2BR Woods, 2BR Highridge, 3BR Special at Pinnacle, 3BR Sunrise and a 3BR luxury condo at the Lodges. The land was a 10-acre parcel on Dean Hill Road which sold for $75,000 and the multi was a 2-family on Ladyslipper Lane which sold at $300,000.

Killington Real Estate Sales - April 2012

April 2012 marked the best month of real estate sales in Killington since April 2011, with 15 properties conveying. The sales were comprised of four single-family homes, nine condominium sales, two of which were interval ownership, a commercial building and a large land parcel. The homes ranged in price from $80,000 for a 1BR fixer-upper to $525,000 for a large contemporary ski house. The condos ranged in price from $38,000 to $654,000,includingin ascending price order, a1BR Mountain Green, 3BR Whiffletree, 2BR Highridge, 3BR Pinnacle, 2BR Sunrise townhouse and two Topridge luxury townhouses. The commercial building was the former Boutique, aka the old Southworths Ski Shop, which sold at $170,000 and the land sale was a remote andhuge 250-acre parcel, off-the-grid, which closed at $180,000.

Killington Real Estate Sales - March 2012

Real estate sales recovered somewhat in March after a surprisingly slow February, with 6 sales, comprised of 2 two-family homes, two condos and two townhouses. The condo sales included a Winterberry townhouse, a Telemark Village townhouse and two Mountain Green condominiums. The multi-family sales included an arm's length transaction and a foreclosure. The median sales price rebounded as well, landing at $209,500, even with a foreclosure among the sales.

Housing Starts Post New Gains

Builders broke ground on more homes last month as housing starts jumped 2.6 percent nationwide in April over March, the Commerce Department reported this week.

The single-family sector saw a 3 percent increase in housing starts in April, while multifamily construction projects saw a 3.2 percent rise.

New starts in the Northeast, however, dropped by 20.7%. See the full article at Realtor.org:

Killington Real Estate Sales - February 2012

Real estate sales in Killington plummeted in February 2012 with just 3 sales compared to 7 transactions in January 2012. The three sales were comprised of 2 condominium sales and 1 residential purchase. The condo sales included a quarter-share at the Killington Grand Hotel and a 2BR foreclosure at Highridge; the single-family home was also a foreclosure. Exclusive of the interval ownership property, the median sales price fell to just $141,750, but both sales were distress sales, so the number is probably not a good indicator of value.
