June 2012 signified a pronounced reversal in the upward trend in sales with just 4 properties conveying, but is not atypical of the seasonal sales cycle in the winter resort market. Sales generally lag pending contracts by about 4-8 weeks with April and May, the months proximal to the end of Killington's ski season, being the quietest months of the year, with very few people in town.
The properties that conveyed included a spectacular value on a single-family home in Robinwood, a 1BR Grand Hotel quarter-share, a 2BR Pico condo and another 10-acre land parcel.

May 2012 proved to be another strong month of sales with 11 properties conveying. The sales were comprised of a single-family home, a small two-family home, eight condominium sales, including one interval ownership unit, and a 10-acre land parcel. The home was an older 4BR chalet with a good location, which sold for $205,000. The condos ranged in price from $31,000 to $385,000, including in ascending price order, a 2BR quarter-share at the Killington Grand Hotel, a 1BR Trail Creek, 2BR Sunrise, 2BR Woods, 2BR Highridge, 3BR Special at Pinnacle, 3BR Sunrise and a 3BR luxury condo at the Lodges. The land was a 10-acre parcel on Dean Hill Road which sold for $75,000 and the multi was a 2-family on Ladyslipper Lane which sold at $300,000.
