Low inventory was a major contributor to the decline in number of sales, further driving up prices across the spectrum and reducing time on market to an all-time low.
Total Multi-Family Homes: 0 (down from 7 in 2022)
Total Full Ownership Condos: 56 (down 34% from 85 in 2022) Median Price $348,000 (down 13% from $400,000 in 2022) avg DOM 48 vs 43 in 2022, but only 41 DOM if Mountain Green condos are excluded (a substantial special assessment beginning in 2022 resulted in a large increase of inventory and decreased demand). Again, low inventory overall contributed to lower sales, higher prices and shorter time on market.
Total Interval Ownership Condos (Killington Grand Hotel): 23 (down 21% from 29 in 2022) Median Price $69,900 (up 3% from $68,000 in 2022); avg DOM 56 vs 39 in 2022. Demand for larger units was weaker than for studios and 1BR units, resulting in longer average days on market and a modest increase in sales price.
Total Land Sales: 9 (down from 17 in 2022) Median Price $149,000 (up from $143,00 2022); avg DOM 379 (up from 54 in 2022)
